As Property Manager for 3 of the UK’s NHS LIFT (Local Improvement Finance Trust) areas,
ESPS offers a variety of services to enable local healthcare partners to maximise their estate and improve their community’s facilities.
Alongside the general Property Manager’s duties we:
- Establish, develop and implement an estate strategy for PCTs to help in the delivery of the SSDP (Strategic Service Development Plan)
- Identify sites & development/re-development opportunities
- Acquire & dispose of sites/premises on behalf of the above bodies
- Project manage the premises’ fit-out & handover and commissioning phase of each project
- Negotiate lease terms, rental reviews & lease renewals
- Collect rent and other income
- Arrange maintenance, repair, renewal works
- Procure advice on planning matters and ratings
- Carry out development appraisals, estate audits and feasibility studies
- Supervise contractors’, sub-contractors’ and suppliers’ performance
- Arrange & maintain insurance schedules
- Undertake refurbishment and/or reconfigure space
- Specialise in Lease Plus agreements
